I thought it would be the start of something big for downtown Houston.

They brought in a different developer and is re-branding it to GreenStreet. They also kicked out Scott Gertner's club, from what I remember.

I don't think it will ever grow into much. The location is just not good for that type of venue.

They should have put it right along the light rail, but at least it's only a block away. The new developer has a decent track record so far, so let's hope they can do it right.

True. The biggest issue is trying to get residents downtown. People aren't going to swooping into downtown for the things HP was offering.

Downtown has 4 residential projects in the works though, with 2 or 3 of them as high-rise buildings.

Plus with all the hotels that are being built for the Convention District (due to the Super Bowl) and this being only 3-4 blocks away (they can partner up with hotels for free shuttles to and fro as well), I think this has a decent chance of surviving without have to attract residents from the burbs or even the surrounding neighborhoods.

Whoops, I was under the impression that it was only 2 blocks, not three lol. Just goes to show that this place was hard to figure out. I used to think that all it only had the House of Blues, lol. Hopefully the renovations make it easier for passersby to see all the shops they're offering.

The Greenstreet ceremony was 4 months ago now. During that time, they said it was to commence reconstruction about 30 days from that date. I sure hope the delay is due to careful planning and luring in more meaningful and unique tenants, especially seeing that they got rid of one of the best tenants it had, Scott Gertners.
