Everyone knows about Houston Heights, Tanglewood and River Oaks, but what are some other "up and coming" hidden gem neighborhoods inside the Beltway a little closer in? 10 years from now, what hood will look completely different than it does today?

A lot of people new to Houston and/or too young to remember, don't realize how a lot of "hot" close in areas were at one time considered "undesirable." People often times don't realize that today's sketchy hood could be a hot-rock neighborhood in 10 years.

It wasn't that long ago that Montrose and Heights were considered bad parts of town. Heights was where you went when you were just starting out, couldn't afford much and needed a cheap bungalow. Often times they had window units and cheese cloth walls. You had to fix them up. Now you better have over $200,000 to get much of anything. $300,000 for anything approaching habitability in Montrose. Garden Oaks was "run-down" for awhile too. I used to work at some apartments off of Westcott a dozen or so years ago, and the biggest obstacle we had to renting those grade-B apartments was the "scary" neighborhood behind us, Rice-Military.

I even remember back in the 80's a lady telling me she was selling her house in Bellaire because "She wanted out of dead neighborhood and into an area that was going places."

in the mid 90's when I bought my first house, my price range was in the $80's and that could have bought me in the nicer sections of Garden Oaks, as well as inner-loop neighborhoods off of S. Braeswood like Knollwood Village. The Norhill sections of the Heights, off Studewood, had stuff in the $70's all day long.

I think the next wave of gentrification like that will be in close in eastern neighborhoods. If people are dead-set on living close in, and can spend under $250k, it is about the only direction left.

Idylwood, Glenbrook, and Riverside come to my mind when you say hidden gems. The other areas have all been outed so to speak.

Lindale Park on the near North Side is a pretty cool little neighborhood.

I don't know of a website for Riverside. I have some pics I have posted before.














This last one was the old Joe Weingarten estate. I don't know how many acres it sits on, but it is a big chunk of land. Supposedly the developers of River Oaks wouldn't sell him a lot on Lazy Lane because he was Jewish, so he ended up building his house in Riverside Terrace.

Lindale is north of downtown, just south of 610.

Riverside is behind UH.

Lindale's boundaries are basically the north loop on the north, down to Cavalcade on the south (Calvalcade turns into 20th when it heads into the Heights). From Fulton on the West to Robertson on the east. Irvington runs roughly through the middle of it.

Riverside area is roughly, north of O.S.T. from about 288 on the west side to Calhoun on the east side, up to about Wheeler. North & South Macgregor (which turn into N. & S. Braeswood further west) run through the middle of it.
