We looked at homes in energy corridor, Katy and Sugar Land.

- EC homes have appreciated about 10 to 15% in 2013 and so a bit nervous to buy them at elevated prices. Our budget here is 650 to 700K based on the homes we like (built 2001/2002, 3500 sq ft)
- Katy homes are cheaper, but good ones are in the 550 to 620K near the Bush Park area. (4000 to 4500 sq ft, 2009-2012 built)
- Sugarland homes (Telfair) haven't appreciated as much(compared to 2012), but they were already high to begin with. We will be looking for a budget of 600 to 650K in this area based on homes we like. (5000 to 6000 sq ft, 2009-2012 built )


One of us works energy corridor(Dairy Ashford) and another down town. Kid is too small and we will go private in all 3 locations.

Time horizon to sell : 3 to 6 years.


Question

1. Which is a better investment in the long haul in your opinion? Will EC grow enough to make the investment there worthwhile?

EC will continue to appreciate - it was appreciating when nothing else was, a few years back.

Katy south of I-10 closest you can get to EC will continue to go up in price. Just too prime of location.

Yes, six million sqft of office space being built in the next 2-5 yrs within a 10 minute drive in traffic and some of the best public schools in Houston.

This helps a lot.

We are specifically looking at a neighborhood called parkway villages (right across from lakes of parkway on briar..there are many small communities). They are gated, no security guard like Lakes of Parkway(We wanted gated in this area). It is zoned to Bush elementary and HISD. Will cost us $650 to 700K for a 3500 sq ft home, built in 2001 to 2004 by Kickerello(sp?).

Would your recommendations change after hearing this? Or still a good option? Thanks again
