Hello All

I am looking to see how to inspect my new home being built by David Weekly.

DO I need to look at foundation, pre drywall and final inspections? Or is it enough to only do final?

Any suggestion for an inspection and what are typical rates to inspect.

I would do all 3 - typical runs about $600 -$800 for all three. The second one inspects things before the "skin" (sheetrock) goes up. Think about what can be hidden behind sheetrock.

When I first read your title - I thought you wanted an new, inexperienced inspector. LOL

IMO hire one for all three phases.

That's what we are doing and it's about $800. Well worth it to!

You need to be visiting the house several times weekly and taking tons of pictures.

My construction started in July with the slab and I have been there 3x a week and on the weekend taking pictures since then. I have found tons of issues that if I had not been on top of them would have been missed and eventually covered up with sheet rock. I imagine they would have only caused problems down the road.

As others have stated hire your own inspector to come out after the framing is completed the electrical/plumbing is done. That in my opinion is a key inspection. My inspector caught some things I missed and even their inspector missed that needed to be addressed. The guy I hired gave me a discount because he was the inspector on the previous home I sold.

Better to be safe than sorry. Good luck with your build.

Absolutely do all 3 phase inspections. The pre-drywall is probably the most critical because it allows the inspector to see everything behind the walls... plumbing, electrical, ducts, insulation, structure, etc. Once it's all covered up, it's nearly impossible to tell if it was done correctly.
