I know Copperfield and the Colonies were suggested, but I strongly advise against these locations if you plan on commuting through Addicks Reservoir (down to the Katy Freeway) at typical rush hours. It is a nightmare that will test your sanity.

If you commute from the Colonies, you take Eldridge to I-10. Copperfield - Barker Cypress possible, but Fry better. Never, ever do Highway 6 during rush hour.

Eldridge is pretty bad too. And most folks have to take Little York or Clay to access Eldridge, and those are true horror stories. The northwestern side of the reservoir is just a terrible place to commute from, due to a poor street grid.

I run up and down it all the time during rush hour from I-10 - and it comes right up the Colonies.

Well, it's definitely better than Hwy. 6 (that's a low bar).

If you're going to the west or north in the morning, then that area probably works OK.

Willow Creek Farms by Katy Mills Mall is technically located in Brookshire. You can get USDA financing there so if the reason you don't want to go over $150,000 is down payment. Maybe you can get a higher priced home ($200,000) and still come out of pocket with the same amount. good luck

100% financing - in areas considered "rural", even though it may be a subdivision. Your lender (or at least those experienced in USDA financing, knows what areas qualify.

Yeah, all areas mentioned were suburban in feel and in reality.
