LOT. There really is just not that much difference in the floor plans between builders these days. I cant imagine that there is not a floor plan that you like, or that they would not tweak for you to be just right.

I chose a lot that I could not afford to build on for over a year...Im finally building now, and I don't regret that decision.

Thank you all.

I'm meeting with both builders later this week to go over plots and plans. All of your comments have been helpful. I'll be glad when the decision is made, house built/bought, and I can look forward to making the house my family home x

I'm not disagreeing with you but that's a slightly different situation from the way you've described it to the OP's choices. You got the lot you wanted and waited until you could build the house you wanted (I applaud your patience in that!), the OP is trying to decide to compromise on lot or house and probably isn't in the position to get both considering the larger lots are with a different builder to the floor plans they prefer.

Good luck - hope it goes well and you reach the best decision for y'all.

It's actually cheaper to build in this area.
I just don't see how that could be the case.

Diggity101 - where I am looking to build there is not one house on the market that is being sold by a current owner. The only other option apart from building is buying one of the spec homes. None are the plan or size we want. Most are lakeside with extortionate premiums added, and we don't want to move until early next summer.

I don't want to hold off and wait in the hope someone is selling next year. As this is where my family wants to live, building really is our only option, and the cheapest with the spec selection available.

Hey if you really like the Westin floor plan but like the meritage lot, maybe you can ask for them to "switch" lots? They all get allocated a portion of lots...I mean the worse they can say is "no" right?

That is a good point. A lot of times you can actually have the builder buy the lot from the other builder. Worth checking into.

Do builders do that? Buy plots from other building company? That's a great suggestion, but Meritage don't seem to be a very flexible company from my limited experience :-(

But like Rip808 said, the worse they can do is say no.

I'll let you know what response I get when I ask tomorrow.

Thanks x
