We are relocating to the Houston area, and looking in the Sugar Land, Missouri City areas. We saw a few homes on the internet in the Quail Valley community, and although the homes looks nice they seem priced much lower than the surrounding areas. Does any one know why that is?

Quail Valley has gone through rough times recently. The area went downhill for a while but, from what I have seen, appears to be improving as of late. The City had to buy the golf course/country club in order to prevent a total decline.

I can understand the downward trend in the 90s / early 2000s due to the neighborhood aging out. What would you attribute the resurgence to? Proximity to Sugar Land / Hwy 6 retail growth?

Our realtor is currently living there. I think she's been there for a long time. I've always thought it's a community mostly for seniors and retirees. Can pm you her name if you are interested.

I'm sure the proximity to SL and Hwy 6 retail had a lot to do with it. Some of it might also be that the City put a lot of money into the country club, including the construction of a new community-center type facility.

Aggressively rising prices in the area.

alot of the "old" Mo. City folks settled there years ago and could not get out as there are some older homes worth money...it helps if the mayor of the city lives in the area

It's also a bit of an island of reasonably priced homes within a golf course community. Riverstone and Sienna Plantation are filling and pricing up quite rapidly.
