We are looking for new homes in the $400 - $550k range in West Houston or Cypress. I was disappointed to find out that most of the neighborhoods I am interested in have a MUD tax, like Bella Terra. We are from Dallas and were not familiar with this tax.

Are there any neighborhoods in the Katy or Cypress area with new builds that are ready for purchase and NO MUD tax?

I will be commuting to I-10 and 610 for work.

You may want to look at Royal Lakes Estate. Each home sits on 3/4 acre to 1.5 acres. There is no MUD tax and no city tax. Tax rate is 1.8%. Located in Richmond, there are about 10 house under contruction and a few vacant lots left.

There is also Lakes of Mission Grove in Richmond, Riverton Ranch in Cypress, Fawnlake in Katy, Pine Country in Tomball. Let me know if you need some assistance.

Also "whispering oaks" in Richmond along 359 and is about 5 ~8 minutes from Bella Terra - tax rate there is 1.9% and the builder is Meritage. Each home there will be sitting on an acre lot.

It is very rare to find new neighborhoods that are not in a mud district. Mud districts are a game for developers to make lots of money. The taxes they charge are just unreal.

Mostly correct. At least where Whispering Oaks subdivision is.

Not true. Royal Lakes Estates have no MUD and we do not have septic systems and well water.

Who provides the water and sewage? The county? The school district? Is it free?

Royal Valley Utilities operates water and sewer system in Royal Lakes Estates. No MUD.
