Here is my criteria:

$175-$225k
2800 to 3500 sqr feet
1980 or newer house
Gated master planned community
TREES
Don't care about schools
taxes on the lower side
want to avoid problem flood areas (prefer 500 year zone)
not worried about resale for 10 years
don't care about schools

I'm a web developer / programmer and can probably find work anywhere in the city and can frequently work from home but I think a reasonable commute to downtown or the Galleria area would be wise.

What communities do you recommend? Basically I'm trying to compile a list of nice gated, strict covenant communities with lots of trees.

Canyon Gate at Northpointe- gated and guarded, Tomball
Canyon Lakes at Stonegate- Cy-Fair
Canyon Gate- Cinco Ranch
The Reserve at Cypress Creek
Heron Lakes Estates
Legends Ranch- Conroe
Spring LAkes- SPring
Canyon Gate at the Brazos- Ft. Bend
April Sound- Conroe

I guess it depends upon what you consider a reasonable commute. You can get all of that if you consider up to an hour each way in peak traffic times a reasonable commute.

Modster: I'm looking at keeping the commute to 45 mins or less. I'm really liking what I see in Kingwood and am looking for responses from people who actually live in these neighborhoods.

Here are a few communities...Barrington Kingwood, Kings-Harbor Waterfront Village, Atasca Woods, King River Village. Studiobtm what programs do you mainly work with for web development? I mostly use macromedia and adobe products.

In Kingwood, Barrington starts in the mid 300k. Kings-Harbor has brownstones that start in the mid 300k range.

Kings River could be a good choice for production homes. In the Kingwood area, also check out Oakhurst for production homes. For mid 80's custom, in Kingwood look at Sand Creek Village and Foster's Mill. For late 70's to 1980 custom check out Bear Branch Village. For a mix of production and custom build in the 80's and 90's in the Kingwood area, check out Walden on Lake Houston. You may be able to get golf course frontage in your price range.

Kingwood via Hwy 59 has one of the fastest commutes of all of the popular "North" Houston enclaves.
