I'm sure this has been asked a million times but I can't seem to find the answer. Brand new to Texas. Closed on a new construction home in mid-August 2013. Purchase price 266K.
Rec'd the market/appraised value assessment and it is now at $293K (51K of it land). Last year ('13) land was taxed around 43K.

I live in a wealthy neighborhood with this house being on the lower end (but not the lowest). Houses go to millions but probably average home is in the 350-450K range.

I have viewed the hcad appraisals of my neighbors with similar sq footage (not the ones completed in 2013) and the values are much lower. similar to what our purchase price was.

Sooo..Do I just need to protest using our settlement statement or get sales prices from other houses around? (there are several of our exact floor plan).

Any help would be appreciated. I would prefer to do this myself instead of hiring someone to fight for us especially since it seems to me its a no brainer our house didn't increase in value 30K in 4 months. Also in the process of filing homestead exemption. Thanks!
