If schools are important, 250k will put you in Greatwood, Canyon Gate @ Brazos (Richmond postal addresses but close to 59), or neighborhoods north of 90 along 1464 or Voss (forget the subdivision names).

If schools are not important, Missouri City stay along or west of 2234. Or Stafford.

Sienna schools, especially the elementaries are exceptional, and they're in the ETJ of MO City.

I don't either, but it doesn't seem as nice as Sugar Land, Katy, etc. But I've lived in worse neighborhoods than Stafford and it was perfectly fine. Maybe it's just the schools?

Obviously you see that you can get more for your money in Stafford or better Richmond. Now, if as you say people were not so against Stafford, would you still see the cheaper prices?
School district is different and it is also closer to SW Houston. Heck, even in Sugar Land (FBISD) north of W. Airport Blvd. is close to Harris county and so prices are lower.

I always recommend Meadows Place as an option. Small city - family oriented good elementary school - active police - stop all the stop signs - don't go more than 5 over the speed limit. They have the newer section on the other side of West Airport with newer homes. The prices are below $250K - but quality of life is good for the price.

Sugar Mill is a decent area. Maybe stretching it at $250K, Sugar Lakes.

Check out the Highlands in Sugar Land near the intersection of Williams Trace and Lexington. It is good location with older smaller homes.

If you're looking Missouri City, then I would definitely check out Sienna Plantation. Elementary schools are established and excellent (particularly the 2 older ES). Resale houses are selling like crazy right now and it was the same last year. Every time a new listing pops up on HAR it almost always is "option pending" already. It's great if you're a seller; a little stressful if you want to/need to buy in Sienna right now.
