Are the 55 lots going to be closer to space center blvd? That neighborhood is going to wrap around northfork right? Wouldn't want to be too close to ellington (like right across the street) if that spaceport thing becomes a reality.

No the 55s are closer to pine brook. If you go and look at the model it has upgraded windows to meet the City of Houston sound requirements. I was in the patio home model a week or so ago and it was very quiet. No other houses in the clear lake area were required to do that since the city implemented the requirments 5-10 years ago.

As for the space port, if you were at the meeting the City and FAA represented that the noise levels will not increase since they launch the space vehicles out over the Gulf not directly from Ellington.

FAA rules state the areas to the south and east of Ellington are "quiet zones". This is why the planes' landing path is over south Pasadena. I only remember one time in 10 years that a jet flew over us landing-- and it created a big stir in the neighborhood. I'd hope they keep the same rules in place when it expands. I've heard what they could launch would be a Stratolaunch- a really funky looking plane. There is already weird stuff flying around there to begin with though.

And interesting about the windows. I'd be interested in the brand and/or standard they're using nowadays, if you have any information.

By City requirements you have to use windows that are STC 40 rated. You can go through the series of clicks and get to a point where you can compare STC 29 to STC 40 with varying noises(including airplanes). Fairly dramatic decrease. Now I do not think all of the development is under the STC 40 requirements, but that can be checked on the City's fly2houston website, I think.

Should we presume that the 55' section will sell significantly faster than the 70/80 section purely because of the "relative affordability." I drove back there last weekend and saw quite a few sold signs for the larger homes. If Village and Trendmaker can sell that many $600k+ homes, I wonder how quickly the 55's will sell if they were priced from the mid/high 300s

Looks like the 55's will be on the pine brook side of El Dorado and CLC Blvd.

I believe that would be a safe assumption, as lowered priced homes always sale at a faster pace, because the buying pool is larger.

The model home in the 70 ft section is now open. They said the HEB is planning to open in January 2016 and the 55' home sites should be ready by September or October of this year. They are aiming for 375k-400k starting price.

Also those triple pane windows in the model are wonderful. You cannot hear the construction or the plane noises once inside that house.

Triple panes? How slim are those nowadays? The only ones I've seen have frames so thick they'd take up most of a window sill, with a "coke bottle glasses" type of look.
