I think the inner loop is pretty awesome myself, but it's not for everyone and people can even "grow" out of it. If I were a perpetual bachelor, I'd definitely want to be IL. However, as a father and husband, the burbs fit my life's desires more.

There are certain neighborhoods in 77069 that will give your incredible value for your money. Some of the area is zoned to CyFair. Try looking at both sides on Cutten Road after going north on 1960 (north side of cutten not south). Cutten Road is a nice street with trees lined and a little park on the left. Estates at Champion Park can get you modern 5,000sq mini mansions with that budget. There are some houses there for sale now.

What about Nottingham? I know the budget will be my biggest factor, but *if* I can find something, could I get up to Willowbrook in less than 30 minutes via the Beltway?

Nottingham in 77079? 550k should get you in semi-orignal, closer to the feeder road. But they go very fast.

I just wish they would fix their wall already.

Commute wise I would never count on anything. That Beltway, even reverse commute, has become difficult. In the evening it will be just as bad as when going with traffic.

If you like the style of Nottingham homes then take a look at Huntwick. It is about 5 mins from Willowbrook. We have lived there for about a year and we love it. Homes are selling fast there.

Huntwick is very similar to Nottingham and is much, much closer. I don't think you could travel from Nottingham to Willowbrook in half an hour unless it were the middle of the night, using the tollway.

I think of it as Champions, it is right off Champions Forest, but I'm sure people who actually live there have more clearly delineated borders.

DC took riding lessons at the nearby Redd School. It is so peaceful and wooded back in there, you would hardly know how close you were to bustling commercial.
