i'm trying to estimate out prop taxes for 2014. we didn't do an escrow on our house, so we just pay the lump sum towards end of the year.

to calculate the prop tax for 2014, is it as simple as appraised value for 2014 X tax rate? or is there a more complex formula?

It's not quite that simple. When we were house hunting last year, I created a spreadsheet to help me calculate more accurately what the tax would be based on whatever we estimated the appraisal value to be. It may not have the most up-to-date rates in it (I grabbed them from whatever breakdown of rates by entity that HAR.com was showing for Aliana last year), but I think it should be pretty close.

If you want to PM me your appraised value, I can input it into my "calculator" spreadsheet and tell you what the property tax would be both with and without the homestead exemption. On mine the exemption only reduces my estimated tax bill by around $475.

I find it's not worth considering exemptions. Especially when tax apprasials can skyrocket 35K in one year.
