Yes. She is priced out, but your initial reply was that you couldn't find something in the city under 500,000$ and that's not true. You can find homes under 400,000$ in Woodside, Knollwood Village etc..., and that's in the loop. You can find homes under 500,000 in both Maplewood and Meyerland. What about Park West and westbury?
I just wanted to correct that misconception.

Here are a few more suggestions:

Clear Lake proper, area codes 77062 and 77059. Somewhat close to downtown and not too bad if you can get closer to I45. You can likely get in the 40 minutes you need. Excellent schools and a very family oriented community. Plent of housing in your price range and size requirements.

Another suggestion nobody ever makes is Deer Park. ( i know I know...chemical plants and industry..)
Again, a family oriented community with good schools and housing that meest your size and price criteria. You can have a commute less than 20 miles depending on where you live in Deer Park.


Or if you can swing for private school without limiting your housing budget that opens a few more doors.

Pearland to downtown will probably be 40 min - 1 hour each way during rush hour. Pearland will have LOTS of houses in your price range - it is still one of the cheaper suburbs. There are a lot of new subdivisions that have a large number of elementary-aged kids. The schools here are pretty good - I've been impressed with the elementary schools so far, at least.

The good thing is that just about all the day cares and after school programs are open 6:30 am - 6:30 pm. Elementary school generally runs through 4th grade, and then there is a middle school (5th/6th) and then junior high (7th/8th) and high school. Some day cares will pick up kids in middle school, but a lot don't. Most of the middle school kids I know with 2 working parents are latch-key kids...the bus drops them off a little after 4 pm and then they are alone until the parents get home at 5:30 or 6.

Northwest Houston also, near the beltway there are nice neighborhoods 15-20 miles to downtown with good schools in your price range. Look in 77064 or western 77040 zoned to Gleason.

When I said "in the city" I meant inside the loop. You need at least half a million, unless you want to live in a neighborhood that's still going through gentrification or a fixer upper, and most people don't want to deal with that. For me personally, I would have no problems living in Meyerland and its close enough for me to everything.(as long as I can take the back streets everywhere, I'm cool). But when some people say they want to live in the city they mean The Heights, Washington Corridor, Upper Kirby, Montrose, Midtown, Rice Village/Musueum District, and those areas are not cheap.

I live in Missouri City/Sienna Plantation and the schools are great. I also have ~ 30 minute commute to TMC during rush hour (I leave no later than 7). There's also a variety of housing in the OP's price range from townhouses to homes. I personally think Sugarland is overrated and crowded.

Yeeees! Just like Katy and TW. Pearland, Spring, and Missouri City are just as nice.

Glenbrook valley would give you the commute you need. Great homes but the immediate area is not very nice or safe.
