I don't think the inevitable downturn will hit as hard. But it will be felt. We also have a lot of development that just seems to assume that people are going to continue to pay the prices they're asking right now. There are new apartments basically asking for 2008 Midtown rent right around the corner from where I lived in 2008. We'll say this is around where West Bellfort and South Main meet. There's no real improvements to the area. I see they just recently cleared the weeds and the illegal dump near the bus stop over there. Nothing within walking range. Has Houston improved that much as a city since then?

I don't hate Houston. I'm gonna go travel for awhile, but it'll always be home. I just don't think it's the value it was a few years ago.

Why do people go to McDonald's? Because it's cheap. But if McDonald's starts wanting to charge me $10 for a burger and fries I will probably go to a place that makes better food for $10, unless McD's were to up its quality a bit.

Because an industry like O&G won't have effects on the city's economy? We don't live & die by petroleum but it's also silly to act like it won't have huge ripple effects if another bust comes along.

It's dumb to think something will last forever, the question is not if, but when. I work in O&G by the way and I KNOW this wont last forever. I just try and hedge my bets and keep a side gig going with some consulting work not necessarily related to O&G. Those that can adapt to change flourish, while those that cant will perish.
