Which is the best neighborhood in Pearland? I am looking for my retired parents that don't really care for school but usually the best areas have the best schools. In general, I am looking for the safest area to live with the best resale value.

Budget is around $250-300. But we are flexible and willing to pay more for the best area in town.

Thanks for your help.

New or old?

Silverlake/Silvercrest has good schools and is pretty established. Some will say they want nothing to do with 288 though. Too much traffic, supposedly more crime (debatable)

On east Pearland there are a lot nice older neighborhoods like Shadycrest, and some new like Lakes of Highland Glen.

Here is the schoolzoning map for Pearland

here are some school rankings tools

Some parts of Pearland proper are not Pearland ISD. So watch out for that.

From everything I have seen nothing really appreciates at a high rate. Very slow and steady.

You can look at the appreciation of any neighborhood on Har.com

Lakes of Highland Glen, gated section in particular is very quiet. New HEB at Pearland Parkway/518 only minutes away. Nice common areas and lakes to walk round. I am biased though!

They are building all sorts of stuff by the HEB. Probably no needs to go across town soon.

There's plenty of good neighborhoods in Pearland. It really depends on your preference. Location will be the first decision you need to make. Do you want to be closer to 288 or 45? Then from there, Do you want old or new? What ameneties do you want in the home and the subdivision?

There are different parts of SCR.
Part is zoned to Alvin ISD and part to Fort Bend ISD. From what I have been told the part zoned to Fort Bend ISD is not as good. Alvin is in the process of rezoning and I believe they will be building a new high school for the area. Note that the elementary schools SCR is zoned to in Alvin ISD are good, but the high school is not as good as Glenda Dawson in Pearland ISD.

Also, while SCR is not high crime, it does have a bit more crime than other areas partly because of the affluence, I suspect. The crime tends to be property crime rather than violent crime.

I think home prices tend to be higher in SCR than in some other subdivisions in Pearland as well. The amenities are good though.

If they are over 55 they may really like Country Place in Pearland.
My mom lived there and loves it.
Lots of 55 + extras.
