My boss at work told me his real estate agent friend selling houses without showing to clients because clients do not want to lose the opportunity and buy in the first day

He even loaded skype to his cell phone so that he can show inside the house thru cellphone camera to avoid future problems

What is going on in Katy?

The same thing is happening in Montrose and Upper Kirby, such low stock that people just jump the gun from out of state without even seeing the house in person in hopes of their inspector catching any potential flaws.

With Katy I feel like its only the areas linked to good schools (cinco ranch, seven lakes) katy for most part is slower than sugarland and the woodlands.

not necessarily, the katy area is indeed hot. its just that most people make the choice of moving there for the schools over location. certain pockets and neighborhoods are where you're seeing all the buying going down.

someone who wants to be closer to downtown, chooses a sugarland suburb

I know it's happening in Sugar Land, but have not heard that to be true in Katy.

I know its happening all over, not just Katy, in the hottest areas. There's just no way people are seeing homes within a day, and homes going off the market. Multiple offers are being submitted within hours sometimes.

It isn't just transplants or investors either. A lot of home buyers are losing patience and submitting first, and asking questions later.

I recently sold a listing to a buyer that didn't even get to see the home prior to offer acceptance.

It's becoming pretty common with all the competition out there.

Also if you think about about it, if the buyer's offer is accepted, there is typically a 7-10 day option period.

If the buyer were to really dislike the home it doesn't cost much to back out.

I read in a magazine about month ago (wish I could remember the source) that the hottest selling area of Houston is 77494. Pretty much in the smack middle of most of the new housing being built in Katy at the moment. Where I currently live...and I can vouch for the craziness and growth going on. It's a bit too fast for my taste.
