The businesses and offices along the I-10 are one of the biggest attractions for me. I live with 5-10 minutes of anything I could think of in the way of services and shopping. Now if only I could move my job from the Galleria...

Admittedly I'm not in Katy, but that's the direction I see Katy going in.

I think you'll see more office parks out in the burbs for sure, they're already are a lot of them really, but you're not going to see the types of retail and amenities anywhere near the same scale as you do for Memorial/City Centre or Galleria.

As for the infrastructure, "Katy" can continue to grow west of 99, north of I-10. I-10 itself is pretty maxed out on lane space, unless we start double decking the freeway or mass transit, so all the commuter growth has to funnel into the already near-maxed out space of I-10.

As I mentioned in another comment, Sugar Land itself doesn't have nearly as much room to grow, and therefore can't add nearly the amount of commuter traffic onto 59 and 90 that Katy will continue to add to 10.
Sugar Land itself may not be able to grow, unless it finally annexes parts of its ETJ like New Territory or Greatwood, but there is still plenty of open land north and especially west/southwest of Sugar Land that is filling in and will add to 59 traffic. Most of it will be considered Richmond or Rosenberg though, as I believe it is in the ETJ of those cities. So it may not be Sugar Land commuter traffic added, but commuter traffic will be added. Like my friend's mother said, the only thing the Grand Parkway is bringing is more people, not relief.

It won't even equal The Woodlands out in Katy. That area will look like the NW Beltway.

The demographics out in Katy and typical burbs are not the same as Memorial or Galleria. The retail and amenities in the area will match what is needed in the area.

No, you said it's not going to be anywhere near the same scale. That's because it's two different "scales" you're comparing. Katy does not need the exact same things Galleria/Memorial City has. Sorry no rep for you. Better luck next time

... I should just not respond as to not derail the thread from the original topic, but you basically misinterpreted what I said, and then told me I was wrong. We agree, but you're playing a game of semantics with the word 'scale'. There's no definition of 'scale' in specific terms of an area's retail/amenities needs, so I'm not sure why you decided to make an argument out of that.

Why do people get excited over an area getting more and more crowded?
Saying it will be larger than pittsburgh is not a plus to me.
