I like 77077 and have to convince the hubs we can renovate a bit and put in a pool. He's leaning towards a new build in Katy and I'm screaming inside...NOOOOOOOOOOOOOO!

I'm screeming with you!

There's abosutely no reason for you to be in Katy. I can practically guarantee you'll hate it. And with new build you'll be on the losing end of even a minor downturn. Even older townhouses in the Heights have a hard time competing against all the new townhouses they're throwing up.

I will tell you the SW side of town is booming. We love it here, because it's close to everything in the loop. It takes us fifteen minutes to go to great restaurants, the zoo, museums, etc... The lot size is okay for Houston, but generally lots are smaller all over the Houston area than in other cities.

Use har.com and search for homes with larger lots in your budget.

I have lived in Katy and enjoyed it, but it is far from Houston. If you live in a burb, plan to spend 90% of your free time there. We were young when we moved out there and had grand plans to go into the city often. It just doesn't happen very often.

77094 good schools,too. Even you don't have kid but buying into good schools help with resale.

The EC has some really nice neighborhoods. The Ashford neighborhoods will appreciate.

Also look in Walnut Bend. You can both eat lunch at home then.

Walnut bend is minutes to city centre and about 15 minutes to the Galleria area if you take Westheimer.

Agree with the 77077. We live in Ashford South, the smallest (in lot and home size) of the three Ashford Communities a year ago. We bought a "somewhat updated" home for under 200K. Had we waited a year, we would have probably been priced out of the community and into one of the less desirable ones, west of DA and closer to West Oaks.

The only thing that I see that might slow appreciation is that the elementary schools in the immediate area have only average greatschools ratings and >50% low income students (lots of apartments that feed into them). The feeling I get from the community is that once the young families' kids reach school age, they are tempted to move out to the burbs for better public schools.

I lived with my parents in suburban Fort Bend for a while after college, and I had gotten used to the suburban lifestyle, but now that I'm literally five minutes from most things, I love it!

Default 77094 and 77450

These 2 Zip codes will probably follow the way of 77079 and 77077 being that prices are getting so high in 77079 and they are the next closest zip codes on the south side of the I-10. Plus the schools are good in those Zip Codes (one advantage over the 77077 zip code).

Just remind the hubby that you were looking for a neighborhood that would see good appreciation

In the house game, you either get a great house, compromise on the house for a great location, or drop over $1M in Houston. Choose an option

Don't you have to drive through the hood to get to walnut bend?

The hood? Like a ghetto area, you mean? Which hood are you referring to? There is no "hood" that is close to walnut bend.
