Wondering about the richmond area specifically Aliana and Long meadows farm versus katy area (Cinco and firethorne). Seems like they are all zoned to good schools but I've heard the Richmond area may not appreciate as well. Any thoughts? Thanks

Aliana is zoned to Fort Bend ISD. There is a new elementary school under construction in the neighborhood and scheduled to open in Fall 2015.

As far as appreciation, I can't predict the future, but my home's base price has gone up about 70K in a little over a year.

Keep in mind, with home appreciation going up so does your taxes. If you don't plan on moving in the next five years then pick the home that fits your criteria the best.

What do you guys think about the new section of Long Meadow Farms (called "The Trace at LMF") behind the Santiko Palladium theater? They have Ryland, Highland, and Darling homes from around $250k-$400k. The homes and area look very nice. But should I be concerned about all the commercial building and apartments? How well do you think this area will hold up?

Honestly, you should speak to a realtor. I live in this area. Like another poster, my home as appreciated by about $70k in 2 years. However, my taxes are getting higher as well. Personally, I would move to Katy. It's already developed and you know what's there (as far as retail) and the schools are established. In our area, every new building or piece of construction is an adventure. Outside of the theatre and Wendy's (just because I love Wendy's for some sad reason, lol) there hasn't been much interesting development. A bunch of nail shops, cleaners, fast food, and BS. We haven't even gotten a decent eatery. A chain restaurant would suffice at this point.

As far as schools, FBISD is getting ready to rezone and this area is specifically targeted for rezoning due to overcrowding. So don't listen to anyone when it comes to what schools you will be zoned to. No one will know until 1st quarter of next year.

Thanks for your input. There is also a new Gallery Furniture being built next to the palladium. The Trace Long Meadow Farms is Lamar CISD, not FBISD.

On a side note... My brother bought in the original older side of long meadow farm last year (west side of 99), his house also appreciated aprox 30k. I'm looking to buy on other side (east side of 99) the New Trace at LMF. I just hope this area will hold up and be just as nice in the long run.

Any Realtors on the forums that can chime in?

in terms of aliana.....if you aspire to get to I-10, etc...you will have a ways to go if you don't pay to get anywhere...that's the only drawback
