When we bought a home near Tampa, FL about 8 years ago, the American Home Shield warrantee came with the house. It wasn't a new house - so the sellers paid for that for the first year, and it paid off. The A/C unit had a problem, they sent out a company to repair it - and I was only out $50.00.

I liked the A/C company so much that I recommended them to friends - and used them again whenever I had A/C related issues (through AHS). This past year we replaced that A/C unit and used the same company to do that change out. We didn't have any other issues that needed AHS's services - so I did not renew - it was a nice thing to have for the first year - because you never know what you're REALLY getting when you buy a used home, and a new home comes with at least a year warrantee - (or should) - so if you're going by my suggestion: Have it for a year and don't renew.

Thanks everyone. Looks like the consensus is to not renew. Y'all just saved me $500-900! I'll set that money aside for any repairs down the road.
