corruption as the mayor was arrested a few years back form something and its a rural area with an urban mentality..nothing out there to do and nothing really appealing about the area

Because of the Internet, educated buyers have the ability to research schools at their fingertips which wasn't the case 25 years ago. All you have to do it search Royal ISD to find articles like this:

In addition, the school rankings are awful as shown here:

Royal High School in Brookshire TX - SchoolDigger.com

If you had a choice where to buy a new home, would you send you kids to a school district that ranked 892 out of 950 in Texas? This kind of stuff matters.

That's not the case as they would've built in Houston long time ago and not even worry about the outer suburbs...plenty of land near the loop they could have if they wanted at an affordable price

There is plenty of land in other places. As another poster said, it's the same reason there is so much open land along 288 and 610 in HISD. At the most, you might see some very entry level neighborhoods. However, there is no middle to high end builder that would risk building in an area they can't sell in. If you think a Cinco or Woodlands type development would ever pop up in Royal ISD, you just aren't grasping why people move to the ex-burbs.

totally agree, Royal ISD is a mess, but you can bet your donation dollars if builders or the money men want to develop that land out in waller county, they will find a way for the school district to go away..will definitely become a major political issue out west, maybe not this year, but for 2018 and 2020

I 100% agree with this. If demand is high enough, capitalism will find a way. If Katy or Lamar CISD takes over Royal, that will open the floodgates for development.
