Found an interesting house in Magnum Manor. Looks like a good area and house has potential to be amazing with some TLC. Backyard is bothersome however.....it backs up to a concrete drainage ditch.

Several questions. Is this a good area to buy in? Secondly, is the ditch a concern during storms due to flooding? We are new to Houston and don't know how often this would be a big worry and the affect on insurance.

There is an above average amount of crime there and schools are not the best but it has a convenient location if you can get past those two factors.

What parts of the Oak Forest/Garden Oaks area are more desirable then?

Good area and I know the house that you are talking about. Jump on it since there are still some affordable houses. A couple of houses being torn down in this area and 500k+ homes are currently being built in magnum manor.

The best parts of Oak Forest are Sections 1 and 2 followed by 4,7,9. Those areas are all zoned to Oak Forest Elementary and contain the majority of new construction.

This is not true anymore...almost in every section of Oak Forest you have construction going on since people being priced out from the sections that you mention above.

Yes, those that are zoned to Oak Forest are asking for premium price but the rest of the sections are very hot too.
