Hey fellow forum members,

Found a nice community with a nice home, and realized that the new grand parkway 99 will run parallel to the neighborhood. I see the sound barrier walls are already up, however aside from the noise, i'm concerned with value and resale. Our intention is to live here 5-6 years and if the market permits sell and buy our dream home. My biggest concern is being so close to the new highway. A lot of unknown is there, it could be busy during rush hour and quiet the rest of the day. Or it could be like 290, who knows since it isn't active yet.

What do you guys think? Pass on it or use that to negotiate the price even lower and risk that we can resale later close to our buying price.

That's a tough one. But it would give me pause when buying, so no doubt it might cost you buyers when it's time to sell.

We lived further than that from I-45 growing up and you heard the cars very loudly on cool nights and mornings. The sound walls will help, but being that close it isn't enough. Especially once it becomes busy in a few years. I would recommend moving at least 2 miles from any major highways or train tracks.

No, I wouldn't, and it's not the noise that would concern me most, it is the pollution.

keep in mind that the lots on that same street that back to the feeder will probably be heavily discounted. This will effect your resale as well since they are on the same street.

If being close to a highway scares you it will at the end of the day scare a potential buyer because any typical buyer will have the same fears as you. I would bet you like the home because it is discounted compared to other homes. If you get a large discount it can cover the discount needed in the future when you want to sell.
