Have you heard about Elyson?
It will be built by Newland. The same development group that built Cinco Ranch.

I'm pretty excited! This location will be perfect for us as we were looking to be near Cypress but not in it.

I'm sorry to pry, but why wouldn't you want to be closer or in the area between I-10 and 290 that's more affluent and tends to have less crime, (granted almost all crime out there is petty crime)? The closer you get to I-10 along 99 the more rundown the neighborhoods tend to be.

That is what this forum is about.

From what I understand this new development will be between i-10 and 290, unless I have not read something correctly.

We currently travel to Cypress quite frequently. There are a few new neighborhoods that are beautiful but the traffic is horrible and we are not impressed at all with Cy Fair ISD. Most of what we see looks old and then new stores or other retail are built around it. It's just not our complete style. We have regular interaction with a school in CFISD and it is far below any school we have had involvement with in FBISD, where we currently live. We have no experience with Katy ISD but hear good things. I suppose we will just have to see because Elyson will be split between the 2 districts.

You are right. Some of the areas around 1-10 and 99 but I don't feel this development company would choose to develop in a totally run down area. I also think that while there are homes and neighborhoods that aren't Cinco, it doesn't make them "bad" or run down. There are some nice areas that start at 200k+...I would hardly call that low end.

If anything I think this development will be big enough to anchor other areas and either be not affected or raise property values. We aren't concerned.
