Quick question: To the southwest is Rosenberg considered a suburb or an exurb? Also what do you think will eventually be the cutoff point for growth in that direction? Kendleton? Beasley? I used to wonder if Beaumont and Houston's urban areas would connect, but I know now that will never happen.

I think most growth will be south of Sugar Land, with Rosenberg being the last suburb along i-69. Areas along FM 2759 being developed from there on.

Intersection of 2 smaller highways, is pretty nice. But the first 10 years is gonna be very tough for Residents. Or maybe Rosenberg will add something south of it, that will make it more accessible. The thing keeping the entire Smithers Lake area from taking off is the lack of access from Riverstone and Missouri City.

It actually kind of reminds me of how inaccessible Montgomery portion of Spring is from the actual town of Spring, because not a single road connects to the old town.

The developers are banking on a "timely" construction of the FBT extension and the relevant segment of the GP.

basically, this development depends on 2 tolled roads to make it work with one of them needing to cross the Brazos which won't be cheap considering how the bridge over NT failed so they'll have to develop a better way of maintenance. - Brazos Lakes is in the middle of nowhere to begin with - that was the draw to move out there
