Hi All
We are looking to buy our first house. Very interested in one in the cypress village subdivision of Pearland. Hows this SD?
I will commute from UH.

How are the people?
Is there a problem with flooding in the area?
How easy or hard to sell in this area?

Any input will be deeply appreciated..

Pearland's school district is very good. I think you would be zoned to Massey Ranch Elementary which is where my grandchildren went. It is the only International Baccaleureate school in Pearland and imo, it is an excellent school. The zone then flows to Sam Jamison, Pearland JR High South (my granddaughter is there now in 7th grade and it's decent), then to Pearland HS (which I don't like as much as Dawson - my grandchildren will go to Dawson).

Would you be at the new Pearland Campus of UH? That would make the commute easy. If not, then the local route taking Mykawa Road may be all right as you would not be on 288 or 35.

I can't speak to selling. People in Pearland, in general, are friendly, imo. If the neighborhood is like mine with lots of young families, then you should be able to make friends pretty easily. There is a small neighborhood park, but it doesn't look like it has much shade which would be a problem in the summer heat.

Pearland is not on the coast, so it rarely floods, but your area is in the floodplain of Mary's Creek, I believe. There was a drainage project completed in 2010 to help prevent floods in those neighborhoods.

Thanks a lot for the valuable info. I will drive from UH downtown campus. You think taking Mayakawa is better than 288?
Regarding the neighborhood park, are you talking about one being there very close to cypress village? If yes, thats a plus..

Depending on the time you go, 288 is awful, so yes taking Mykawa is better (I suggest driving both routes once or twice to get a feel for how long it will take you - do it at your usual time of day).

The park is on Summit Drive and has a playground and open space. That subdivision is relatively new, so the park is also relatively new, I think.

Btw, the neighborhood had a bald eagle nest in 2012. Not sure if it is still there or not. You are also not far from Centennial park on McClean Road which is a nice community park. It's about a 5 minute drive from Harkey to McClean.
