we just moved here from NY and are probably going to build in Aliana. I wanted to see what your opinions are in terms of location and the best builders to work with in the neighborhood. We have 2 kids 4 years old and a new born and eventually I would want them in a good elementary school when the time comes. Are there any negatives with Aliana that you want to share?

Aliana is a great place to live. It has exploded in the past 2 years and is the 12 faster growing Master Planned Community in the nation. They will be building an elementary school just north of the model home village. All the schools Aliana is currently zoned for are awesome as well.

My opinion on the builders is all are very good. In the end, what matters is the construction foreman on your project. Best deals would be to find an inventory home (good luck with that right now) that you like. Depends on your budget as to who is the option to build with. My preference is Perry Homes (I’m bias). Clubhouse, tennis count and pools are very nice as well.

Lived here almost 3 years and love it!

Thanks for the insight....We did consider Riverstone as well, but the prices are really high plus high tax rates. I liked Aliana because you can get more for your money there, low tax and it is still FBISD for schools. We are thinking of either going with Village Builders or Highland homes, but if budget allows also considering J Patrick hOmes as well.

Everyone I know there really likes it... last time I drove through it looked like the developer has done a great job.

The planned elementary school in the community had been getting delayed during FBISD's antics within the board (similar with Riverstone), but I was just told a day or two ago they've approved the bid for construction and it should start construction shortly, planned to open for the school year of 2015.

Usually if you find an inventory or resale home, you will get a better deal than building from the ground up.

I love living in Aliana. We have a Perry home and are very satisfied with the customer service from them so far. My parents own a Ryland home here and are also happy with it. No matter which builder you go with, to get the best experience, you really need to stay engaged with the construction throughout the process, making frequent visits to the home site, and documenting and communicating to your sales rep and/or superintendent any issues as you go along.

I wouldn't call the tax rate in Aliana low, though (most MPC's still under construction are going to have higher taxes). It is around 3.2%. Not sure how that compares to the other places you've considered, but worth noting.

I live in aliana and it is a really nice neighborhood. Only complaint is I don't have any friends that live here. I go to a private school so my friends don't live near me unlike public school where everyone lives in the same area. It's also really quiet and boring but that's just to me.

I'm so sad that my daughter's principal is leaving for the new elementary school in aliana. She is amazing and will no doubt build it into an exemplary school.

We chose Firethorne over Cross Creek Ranch for the same reasons you chose Aliana (lower taxes and more for your money). We went with Perry Homes. We are building right now. So far I am pretty pleased with Perry. The design center experience was wonderful. Probably because I was VERY prepared and we knew what we liked and did not like. Our sales agent from Perry gave us a design center walk through a couple weeks before our appointment. I was able to take pictures and make a plan.
