Sugarland has a heavy Indian and Pakistani population that is very serious about their children's schooling. I wouldn't think that would hurt your investment return. I don't know if that house is in the Clements zone, but it is pretty close and that is one of the best HSs in the area.

Its going to be pretty unusual to find the same quality in a suburban home you would get in a custom built million $ home in West U or Bellaire. Though you can see the difference, most of the homes in First Colony are still pretty nice.

Lol, Millionaire dreams on a shoestring budget. You've got issues with schools that score high on state and national ratings, but have a large percentage of students who are minorities? You may be looking in the wrong part of the country.

I was going to suggest the part of town I live in, but I'd rather you not move here with that attitude.

What?
Colony Meadows Elementary is 55% Asian and 26% white and 9% Hispanic and 4% black. It's rated a 10 by Great Schools

The middle school is Fort Settlement and the high school is Clements.

The middle school is 58% Asian, 24% white, 10% hispanic and 6% black. It is rated a 10 by Great Schools
Clements is 48% Asian, 32% white, 12% hispanic and 5% black. It is rated a 9 by Great Schools. Clements is nationally ranked at #411 by US News and World Report.

Green trails in Katy fits your needs and budget nicely.

I think Meyerland/ Bellaire schools may be too diverse for your interests, but they are really great schools.

Either way, the OP is saying that stuff about minorities was from someone else. I'll give the person the benefit of the doubt. If so, yeah, you can get a reasonable house closer to the city for less than $500K. The issue would probably be the middle school though, so a lot of people put their kids in private middle schools for those 3yrs.

Since minorities seem to be a factor, Green Trails and Kelliwood would be your best/only options fitting your parameters. Cinco is probably too diverse. Both really nice neighborhoods.
