My personal opinion is Trendmaker. Darling is nice too, but a lot of upgrades are needed.

They seem to be a part of all new MPC developments; Greatwood is the only one that comes to mind at the moment that doesn't have apartments tied to the development, but again, that MPC started in the late 80s.

I think there are two issues people have with the apartments we've seen popping up in Fort Bend:

1. Some people do not like apartments in proximity to their MPCs and are generally weary of them.

2. The glut of apartments along 99 and 1093 may or may not over-saturate the market, leading to under-utilization, lower rents, and less desirable tenants.

The latter of the two issues I believe is a more realistic cause for concern, but only time will tell if developers built too many, too close to one another out here in the wild west that is unincorporated Fort Bend County.

My point is that pretty much every MPC has them: Riverstone, Telfair, Imperial, Sienna, Cinco, Long Meadow....the list goes on and on. So, when someone says that apartments hurt a MPC it isn't necessarily the case.

Sadly residents did not want the ones in sienna but money talks

Everyone saw how apartments killed certain areas in Houston as these units are getting larger and larger and do a check to see how many accept housing

Oh I agree - they are pretty much expected with most new developments at this point.

As to their impact on the surrounding area - give it 5-10 years and we'll see where we stand.

Westheimer Lakes South residents fought successfully to have low income housing plans shut down. They don't have any apartments yet either.
