If I have submitted 2 written requests for repair to my landlord about the a/c leaking on my bathroom floor and she finally sent maintenance to come fix the problem after the second letter but they came and didn't solve the problem, can I still terminate my lease? Even though they already sent maintenance and they made me sign my letter that they had came to repair the problem, can I send the third request saying I'm terminating my lease and not be penalized for it? Or does it all go out the window since they didn't send maintenance and I signed that letter?

You can do what ever you want.

But be prepared to fight the landlord who would likely have an opposing argument backed by a letter that you signed.

Not yet. Send a certified letter to both the manager at the property and the management company, stating you have requested repairs and they still have not rectified the situation.
