The OP wanted to be in or near the inner loop where land is at a premium. If you can locate a tear down you can get it for at or close to lot value. There is a FSBO that just went up for sale on my street in the Heights that is a tear down. All of the new build houses around it are about 4000 square feet with a decent sized yard. You have been out of the loop (no pun intended) for way too long. 7,000 sq ft is def not too small, unless you live in the boonies. Either way, I wouldn't trade all that land for location. Location, location, location...

33 minutes on a Saturday. Reminds me of people who tell me the Woodlands is only 30 minutes from downtown. Yeah, but who lives right off the freeway? It takes 30 minutes just to get out of the Woodlands neighborhoods to get to the freeway.

However, as another person said, that's not really relevant to a person looking to buy ITL.

What is relevant is that unless you spend a ton on a lot, it's going to be either small or tiny.

My location is a better location for my lifestyle then anywhere ITL. My passion is being on the water going wakesurfing, jetskiing or just anchoring up, listening to music and hanging out having a few beers with fellow boaters.

If your passion is bars and restaurants, ITL is the better location.

I don't live right off the freeway, but, as I posted, 33 minutes is from my driveway to the actual downtown streets. (Keep in mind, I am a notorious speeder).

I live in Tanglewood and 7000 is tiny for us. Not the boonies by any means. Heck there are folks with 7000 sq ft driveways in Tanglewood and Memorial. River Oaks is still in the loop isn't it?

I bet one could find a decent sized lot in Eastwood for 300k or under. They have been hard to find lately but if you are prepared and act fast I think it can happen
Glenbrook Valley could offer good size at a good price but of course th esurrounding area leaves a bit to be desired.

I lived in Atascocita in a rental home and the lot was a little over 6k square feet and the house was a one story 2k sq ft home....the lot was pretty useless to us. We now live in New Caney in a 3k sq ft 2 story on a 10k sq ft lot and the lot feels huge to us LOL

I guess it's all a matter of perspective.
