I just finished with my ARB meeting. HCAD said there were no sales in my neighborhood to compare homes to and was sticking with their assessment. They showed zero evidence, I showed dozens of pages of evidence, and the board ruled in favor of HCAD with the full amount.

I am completely SHOCKED.

Something needs to happen.

Crosby/Huffman area values are through the roof just from looking at the HAR listings from the past year. What did the value it at? If the Shores on a canal lot with a pool, I'd estimate $225-$250K.

They know almost no one will sue them. When Hurrican Ike came through I had $10,000 in documented damages to the property from my insurance company. I even made sure the repairs weren't done until after January 1 to make sure it counted. They said they would only reduce my value by the amount of my deductible instead of the actual damages! I was arguing that the value should have been reduced by more than $10,000 because no one would buy a house for market minus the cost of repairs. Now I just use the Oconnor people, seemed to have done an OK job for me.

If your evidence did not include documented recent sales (recent as of the Jan. 1 2015 period) of very similar homes in the immediate area, while HCAD's did, or did not include documentation of major deterioration of your home or its mechanical infrastructure, then they win. Period.

I do not know if it's ridgged or not, but I recall reading that the protest success rate was very low for those who represent themselves.

In other words, if you represent yourself, expect to spend many hours for no result. If you hire an experienced lawfirm, expect some reduction?? Wow. It looks like you have to pay to play.
