Getting mixed signals about this area. Tax rate is 3.8% on a 230k beautiful perry home. However I'm not familiar with the area and its growth , schools, surrounding areas etc. Can you guys tell me more about it? I just want to know if its a good idea to move there.

I used to live near there in Oakhurst. Reasons I moved were 1. taxes are ridiculous; 2. Schools are not great; 3. Traffic gets worse and worse on 59 every year as they stack one MPL after another along the highway. I think if you don't have kids in school and you don't need to commute into Houston its a nice place to live.

You wouldnt count on the area exploding in growth and driving up the resale value once the grand parkway is completed? Does the fact that Tavola is a master planned community help at all?

I have family there and when I visit I don't really like it. There's not really any close amenities & traffic will just get worse. It seems too far out for anything like entertainment and especially if you commute to anywhere inside the beltway in the mornings. The schools aren't great either.

Why do you think traffic will get worse? Wont the grand parkway alleviate traffic problems?

Amenities will follow, but the traffic will most likely be an issue as well.

For the foreseeable future, most people will be heading southwest on 59 and not east or west on the Grand Parkway.

Where will the Grand Parkway take you? The Woodlands, Cypress and Katy. Most people who work in those areas are most likely going to live in them. Few people live in the xburbs to commute to another xburb. They usually live in the xburb to drive in to town or at least towards it if they are commuting.

Of course, if you live in Tavola, think how close you'll be to the new theme park. (Sorry, I just couldn't help myself)

That being said, I think Tavola would be a good place to live for many people, but not so much for many more.

True for today's world, but I can imagine a ton of offices springing up for that exact reason, especially at the interchanges. People in suburbs that would like to live close by work or commute from suburb to suburb as opposed to going into town. It's certainly going to help certain retail districts. I think a lot more people will want to go to The Woodlands Waterway or La Centerra in Cinco once the road is fully put in and well used, which will thus spur even more development at these exurb 'town centers'.

Yep, I completely agree.

With The Woodlands Waterway being not too far from 59 via GP, I think it will keep development a little slow up towards Tavola, but it will eventually happen.

A "town center" would draw people from the Kingwood/Atascocita/Humble/Porter area, and it would most likely draw people from Cleveland as well as Liberty/Dayton. Once again, the question would be the time frame.

Anybody know if any plans exist for one already?

Transwestern is supposed to be building Kingwood Parc Town Center right there close to the front of Kingwood.

Transwestern is also putting in a commercial office park at 59 and the Grand Parkway.
