Hello,

We may be relocating from the Phoenix area to the Houston area. We have three Elementary aged children. We are looking for a gated community, 3000 sqft, range is $400,000. Great school district is a must! Which neighborhood and or suburb would be best. Somewhere within a reasonable commuting distance to Houston Methodist Hospital.

What is a reasonable commuting distance to you?... 20 minutes or 30 minutes? Anyway, here are a few gated communities with good school districts:

Canyon Lakes West in Cypress
Stable Gate in Cypress
Marshall Oaks in Katy
Lakes of Bella Terra in Richmond
South Shore Harbour in League City
Shadow Creek Ranch in Pearland (some areas are gated)...this community is beautiful! This is probably your best commute (20-30 minutes) to Methodist Hospital in the Texas Medical Center. In Pearland, make sure to verify which district your children will attend as there are three districts associated with Pearland right now. The best districts in the Pearland area are Pearland ISD, and Alvin ISD.

There are many gated communities that fit your criteria but we would need to know which Houston Methodist you are trying to be near. I agree with the previous poster that searching a HAR.com is a great idea since you can search by driving distance also as well as gated communities.

Canyon Gate in Richmond is gated and all 3 of their communities come in below $400k. It is maybe 5 minutes from the Methodist is Sugar Land.

If you are in one of the suburbs, you will have many community options. If you are in the Med Center, the southern suburbs are popular with families - Pearland direction down Hwy 288 is straight shot in.

Default Taxes are Waaaaaaay!!!! higher here than in Phoenix

Just keep in mind that taxes and insurance are WAAAAAY! higher here in Texas than in Phoenix . If you are getting a loan then the mortgage payment for a 400k house here in Texas is like that of a 650k home in Phoenix. Don't get payment shock.
