If that's the case why worry about utilities? I'm half joking but I think a bigger concern and worth more attention would be the comparison of the following

Cal state tax
Sales tax
Property tax
Insurance cost

Possible AMT issues federally

Vs

Property tax
Sales tax
Insurance cost

Less likely to have the AMT issue federally

Prop tax here is 2% and I'm paying it on $600k. So 3% on $400k won't be back. Sales tax doesn't bug me. I'll save a bunch on corp tax as there isn't any in Texas. Ins cost here are ridiculous. So I'm not sure what you pay for ins. Fam of 4 here on crap coverage is $700 a month.
