That lot is cheaper because it's west of TC Jester which is considered a less desirable area.

You know... just because you are building your own home doesn't mean it has to be a McMansion.
Be reasonable with sq footage (especially with no kids) and finishes and I don't see why it wouldn't be doable in your price range.
It's absolutely do-able, but you will have to find a builder willing to do a smaller home... most of the custom builders that operate in OF aren't interested in building a 2500sqft home because their margins aren't nearly as high...

Totally understand the Perry hatred.. Like I said, the sales guy was good people and took care of our concerns, but the actual Perry crews on our street were a complete nightmare leaving nails in the street, trash in neighbors yards, I believe they even got busted stealing a neighbors water/electricity to power their tools, etc... BUT, having said that, the wife and I toured a few of their open houses, and the build quality on their OF homes is very good. I agree, 77092 is not as desirable as 77018 because the schools are not as good. But that is not a concern of the OP. As for crime, I would stay north of 34th (or even 43rd to avoid 500 yr flood plain) and east of Antoine. It seems the closer you are to the freeway, the more opportunity for crime occurs (even in 77018). Just check Spotcrime.

Fyi, same house from same builder in 77092 is about 80-100k less than in 77018, fwiw. And that lot, even compared to others in 77092, is a steal.
