Anyone observing a softening in the Woodlands area? I see houses staying longer in the market but not a major decrease in prices.

It depends what zip code you looking at. 77380 is pretty cold right now, 77381 is little better. Creekside is selling. I think it's 77389. It slowed down little, prices are still high, but negotiable with offers. Everything depends when the owner bough their house and for how much.

Been tracking these for a month...homes under 300k are selling, homes 350k and up are reducing sales price...some up to 12-15% especially over the 450k mark

Builders are discounting around 10% on half their inventory, owners are competing with that.

In the parts of town where we're looking for the next upgrade (77024, 77055, east side of 77079), prices haven't softened noticeably. If anything, well-sorted homes are selling at higher than 2014-2015 prices (though they make take longer to do so). It's frustrating how out-of-touch pricing seems to be with what's going on in the oil industry, but I guess nicer close-in single-family neighborhoods will always be desirable. Thankfully, we're in no hurry.

My friend got a sweet deal on a house in Vintage Lakes (77070)...it was valued at 640k in 2015. He got it for 530k
