Is it a good idea to buy a 12 year old house compared to a 5 year old house in Sugalr and Missouri City. Listing price difference is around $50K. 5 year old property is listed at $115/sft and the 12 yr old at $110/sft. Although the 12 year old is nice, my concern is regarding the roof life, HVAC life etc. Is it worth paying that difference for the age of property

I would find out what has been replaced on the older home, and what is still original.

This, but I would only be concerned about the HVAC at this point, less than $10k.

In any event, its always better to buy the location, not the house

Missouri City, lower tax rate; 5 year old house, cheaper insurance and maintenance.

Missouri City generally have a higher property tax than Sugar Land, all things being equal.

Of course, when there is new MUD, then add another 1% to the property tax.
