Harris County appraisal district has workshops for protesting your appraisals. The list of dates and places is on their website.

The rules apply to all counties.

Find one near you and check it out.

Ours are up about 10%. Oh well.

It's funny that people will gripe in one thread about house values, another thread for poor roads, drainage, then another for not enough schools, etc.

I closed on my new home in November 2015. The 2016 market value and appraised value is about 20% more than what I paid for the home. (both the market value and appraised are exact same dollar amount). I think it is too high. I don't mind showing the HUD-1 statement from closing if I have to. But is there a reason that I should not show them? Would it be a bad idea to show them?

I am in the same situation as jalam321, they have my house valued at 40k higher than what I paid.
I don't want to show them the hud-1 if I don't have to. Anyone have suggestions how to find comps?

Also, how do they know the soft of the house? Does the builder give them the floor plan?

Showing the HUD-1 is the fastest way to get the appraisal reduced to what you paid for the house. You are going to struggle to get it ower than that amount. The appraiser will ask you for the HUD-1, as they know when you bought. It is hard to have a HUD-1 that shows you paid $250k for a house and argue it's only worth $200k 2 months later. I know of no reason not to show the HUD-1, it's the best evidence you have of the value of the house.

The logic is once you disclose to the CAD what you paid for your home, that's it - they have it in their books officially as to what you paid on "X" date and can make appraisal decisions upon that number going forward. It may put you at a disadvantage.

However, like you said, you're going to have a tough time arguing your case otherwise when the CAD is judge, jury, and executioner with no form of recourse for you to appeal the decision.

If you a in Harris county, HCAD already knows what you paid.

There has been lots of discussion on CD about HCAD hiring folks who can get that info.
