Hi everyone....we have visited this neighborhood several times over the last few weeks and it is top of our list as of now. Anyone have any info to share about the neighborhood? Know of any plans to build anything big on Mueschke? Would also appreciate anyone who has experience with Calatlantic (Ryland) and the building process. I haven't seen much info out there on this area.

We looked at that community when we were looking at new builds. It's surrounded by good communities (Fairfield etc), and zoned to good schools as well. However, our commute would've been terrible, so we decided no. One thing I did notice is there were more than handful of houses that sat wayy long, and got some steep discount. I remember couple of houses that were eventually sold at $80K-100K less than the original listing price. Usually that's not a good sign, but again I may not know all the details. PErsonally speaking, for that much money, I'd buy in newer sections of Fairfield than Falls at dry creek. Just my 2 cents.

We were in the process of building a house with CalAtlantic (not at Falls at Dry Creek) but backed out because of a mistake on their end and we were glad that it happened. We didn't get a chance to go through the building process but here are a few things we observed leading to it.
- First, you're required to go to the Design Center within a month from the date you sign your contract or they will fine you. They will call you nonstop until you schedule your appointments with the Design Center. You will also have to pay the rest of the 3% at your first appointment. Btw, the center is open from 9-5 weekdays only so you have to take off work.
- Their standard options are very limited (only two colors for standard tile) and not pretty which will force you to upgrade thus spending more money - $2,900 for sprinkler system, $1,500 for bathroom fixture package, $5,000 for level 3 granite countertop etc. The incentives they give you will not go far unless you are willing to sacrifice some of the items on your wish list.
- The company is out to make money and isn't willing to make a deal.

Overall, everyone we worked with was nice and professional but prepare to spend more than you budget.

We built a CalAtlantic home in another community. Yes everything is an upgrade however when we compared to the other builders in our neighborhood which included more standard features but the other builder base price was also much much higher. We went crazy with upgrades and still got a better deal than the comparable Highland Home. Most builders want you in the design center within 30 days to pick your options. They have a timeline to build your home and that includes getting everything your ordered into the home in a timely manner.

This is EVERY builder in Houston and not just limited to CalAtlantic.

My sister-in-law built a new home too. Her builder offered pretty good standard features like 5 different standard tiles, good looking granite, etc.

I had another friend who built with David Weekley Homes and she said that their upgrades were much more affordable.

i agreed that every builder is out to make money so it's good to shop around so you know how far the incentives can go.

I think my wife and I are moving here. Love the area and the houses are nice. We may buy an inventory home but we have not ruled out a new build yet.

There is a lot of new building going up on Mueschke. Not long from now, this will be a quite busy road. It is already a major exit off the freeway and new housing is going up like crazy in that area. A 15 acre medical, daycare, veterinary complex is already starting on this road.
