I just wanted to get some opinions on fair pricing for extending the master and patio by the builder.

The house sales per sqft is $123, course we have already negotiated much lower.

They are charging $5,500 to extend the master for an additional 65 sqft and $5,000 to extend the patio for an additional 50 sqft. The roof is at a one story level, and per sqft, it does cost less than the house sale per sqft.

What would it cost to do it with a contractor? I want to negotiate the cost, and especially for the patio which has less material cost than the master. Main reason I still want to do it with the builder is for the warranty and less headache. I"m just trying to get a basis for my argument.

What a contractor would charge is impossibe to tell from the information given. But that seems like a very high price from the builder. You just have to go through to fun process of multiple quotes for the work you want done and go from there.

Changing the footprint of a 1 story home is expensive. The roof has to be re-drawn (more lumber potentially) as well as concrete, rebar, labor, etc.

Just let the builder do it and move on. If you have a contractor do it after the slab is poured you are asking for trouble.

I agree about letting the builder do it. I have had co-workers do it post-build with a contractor and the "Added" section of the patio looked like crap. Wasn't there also a poster on here a few months back that had major problems with using a contractor post-build? Not only will the concrete likely not match up (and look terrible), it is going to make the roof line look bad as well.

Sounds reasonable to me. Any extension is expensive!!! We wanted to put storage in the attick and its unreal...

Thanks everyone! I did get a quote from a contractor and he actually quoted higher than the builder. And I do agree, it's going to be much less of a headache going through the builder and a safer choice.

If the builder builds it, it is covered by the builder's warranty. Worth it any way you do the math....
