I think you could get a good deal in Benders Landing and Montgomery Trace. Plenty of inventory sitting there.

Depending on how far you want to drive and the age of the house, you might try areas like New Caney.

Tweaking the base value helps a lot, as does tweaking the deductible. Many folks say "I pay X for insurance" without spilling the details of the policy.

And many folks let their agents walk all over them come renewal time, and they don't even know it.

Bad credit? Pay out the nose, too. In TX anyway.

Roman Forest, Magnolia, Conroe, Montgomery

2 acres in Benders would probably be 150k just for the land.

Id say Tomball, Magnolia or Carriage Hills (which feeds into The Woodlands schools)

Lower tax rates that what, HOUSTON?? Houston, a majority of Harris County, is 2.8 to 2.9 and we don't have MUD tax. Montgomery is higher than that. You're right about the insurance though, I pay about 5 dollars more a month for car insurance, 150 more a year in Homeowners, in Houston than I did in The Woodlands.

Thanks for the tips! Went to har and Benders Landing was out of our price range but there appears to be properties that would work well for us in Roman Forest, Magnolia, Conroe, Montgomery, Montgomery Trace, Tomball, and Carriage Hills.

The best thing about Montgomery Trace is that its in Montgomery ISD. With all the growing pains Conroe ISD is having, many people up there think Montgomery is a better school system.

How about New Caney ISD, Splendora ISD, Tomball ISD, and Magnolia ISD -- anything I should know about these districts? I looked up some of the schools on har.com, and while scores and stats are nice, I like getting real-life opinions.
