Hello,

I'm thinking about moving soon and looking at a few neighborhoods. I don't know anything about the little neighborhood that is just past Grand Parkway 99 and 290...

So I went for a drive around the neighborhood and got mixed opinions when I stopped to ask a couple of people walking around what they thought about the neighborhood. Some said it was fine, another said it used to be really bad but getting better.

The crime statistics don't look super great, but then again... not too many spots in Houston look great. I'm trying to buy a first home and don't want to spend too much.

Please let me know if you have any experience or thoughts about this neighborhood.

Are you talking about this rural neighborhood? I have a hard time believing there's a significant amount of crime there, much less violent crime

I provided a clear picture at the top of the page on the first post with the neighborhood circled...

Not to be bearer of bad news, but when I looked at that area...it was a sex offender gold mine.

This is all based on Internet crime maps.

Everywhere is a "sex offender gold mine" because a sex offender is anyone who commits any kind of sexual assault.

Getting caught peeing on the side of the road in the California desert will turn you into a sex offender in California and the other 49 states.

I used to cut through there to get from Katy to 2920 before 99 was built. It looks old and a little rough. I think that will change as the city expands out. Might even be a decent investment as Fairfield creeps closer. I don't think it would get worse.


As far as "sex offender goldmine", that's pretty much everywhere.

Well it's probably an offender hotspot because there's likely no schools or churches close that would cause someone to potentially be in violation.


You just have to keep your back to the wall at the neighborhood parties, and never accept a drink from anyone.

Ranch Country is the name

Starter home area..long commute for kids once they hit ms but folks I know over there like it and have been there for years

A lot of rentals also
