I will be relocating to Houston for a job at the Med Center & my husband will be working just outside 288 & 610. We are looking at the condos in the Cambridge/Holly Hall area (specifically Plaza Place, Fountainebleau, and Braeswood Park). Any information, suggestions, warning regarding these locations & properties would be greatly appreciated! Thanks

Here. Where do I begin?

I lived off Fannin/Holly Hall @ Archstone. Fairly nice place in & out but the complex had its annoyances and crime was pretty bad, as was the Reliant traffic at times. Forced entries, smashed glass spread all over the parking lot, nighttime hand-offs in the street, and hooking at that Valero station on Holly Hall & Knight were commonplace. My car door & ignition lock was picked (but it wasn't stolen) and I heard a gunshot ring out while walking my dog one calm night. Anyway, from that general area, Knight St. is a perfect getaway street to 610 (and 4.5 hrs to Mexico via 59).

Anyway, down by Almeda @ 610 south feeder there was a gas station store with burglar bars and the clerk spoke through a mic and was behind about 2 inches of bulletproof glass. Not sure if that POS is still there anymore.

Going further north, a rash of car & home burglaries happened just NE of Hermann Park not long ago. This is another newer, fairly nice-looking area (and pricey). The residents interviewed for the news appeared as if they thought their place was utopia & didn't have a freakin clue where they really lived.

Going east of 288 a few miles, where Holly Hall turns into Mainer? Scott, Griggs, Old Spanish, Cullen streets? Forget it! That's one of the worst parts of town, and going a few miles south of 610 from 288 all the way to 45 isn't much better. You know it's bad when the local H-E-B sells 40 oz colt .45's.

Word association? I put TMC with "gentrified," "fairly aesthetically pleasing," and "crime-ridden." There are better places close to TMC -- Rice U area and Upper Kirby come to mind. It'd probably be worth it for you check these areas out and drive an additional 5-10 minutes for peace of mind.

Thanks for the info. But I'm just a little confused, if the area is primarily populated by employees of the medical center in $150,000 condos, how is it such a bad area? Can you suggest other areas convenient to the light rail that are better (and do not cost $250,000 to buy property)? Or are we completely out of luck in the less than $150,000 range?

Any experiences with the specific complexes of Braeswood Park, Plaza Place, or Fountainbleau?

Well out there, $200k gets you a 3 story, 2000 sq ft condo made out of painted red, blue or green sheet metal that looks similar to a dumpster or train car.

Really, these here are about $200-220k, 1800-2000 sq ft. These eyesores popped up last year right off of Yellowstone/288. HAR.com says these have been completed but never lived in. Gee, I thought more people would flock to live in a vertical train car.

They're not that bad, they're just not in such a hot location. I'd stay off Holly Hall in particular... Cambridge might not be so bad. But there are too many apartment complexes clustered together over there to my liking. And you will have horrible traffic problems going to and from your house anytime there is an event at Reliant Park. Also, not enough trees for me, too concrete jungle-ish, but that's my personal gripe. For positives, they have a decent park and jogging trail behind the Kroger.
