My fiance and I are going to build a home in Lakes of Savannah in Pearland, Texas. We love the subdivision and also like the floor plan offered by J.Patrick Homes. But we've never heard about this builder before and there is very littie information about this builder online.

Did anybody hear about them or deal with them before? Are they trustable or not? Especially they require us to pay down 50% of all the upgrades we want and those deposit is NON-REFUNDABLE. Is it normal when you build a home? We need to make decision these days. PLEASE HELP if you know anything about them.

50% of non-refundable $ upfront for upgrades? That sure is a lot especially if you see things are not going well in the building process.

I've heard of J.Patrick but cannot tell you of their reputation as I have not used them myself.

As far as paying for 50% of upgrades as a non-refundable deposit, my situation was similar. But, there is always a way to break that down even further. For example, we set some "milestones" as to when we would pay portions of the "upgrade downpayment". At sheetrock, was one of the dates used as a payment.

The builder should be flexible as to exactly how much and how it gets paid to them concerning the upgrades. They just want to make sure that they do not get stuck holding a built home that is tailored to your specific needs if you break the deal.

Good information. I've also heard of J. Patrick but I've never worked with them. Check the BBB and see if you can find any information. Also, talk to other residents in the subdivision and see if they had any problems. Also, you might want to consider using a Realtor when negotiating with them. Good luck with your home purchase.

Thumbs up Great builder

I bought a house built by J. Patrick in 2004, and it is very well built, energy efficient, and I have been very happy with it. There are so many extras you don't see: the outlets are insulated, the heat barrier is in the attic.... They are a new builder, but everyone has to start sometime. I think you will be very happy with your home.

Default Nice Pick

I built a J. Patrick home back in 2003 & I'm satisfied...unique floorplan, no damage (1 story) during storm), no cracks in walls. You'll be satisfied. I also know several other homeowners who are as well.

Thanks for the replies. The house is going on very well. And based on my observation in the community the roofs of those houses built by JPatrick were not damaged at all. I don't know whether it is a coincidence or not but it is really amazing.
