I'm currently in Houston in a not so decent area. Looking to purchase my first home and I need ideas on what parts of Houston to move to. I was thinking Rosenberg, but looks likes Katy may have cheaper homes. My limit is 200k and I do have a son so schools are pretty important to me. They don't have to be the best but obviously not under-performing. Let me know if there's anymore information I need to include.

what part of town do you work? I personally don't think Katy has cheaper homes than Rosenberg, maybe North Katy or older homes . Check Richmond, you might have more options in that price range.

There's not a lot in Rosenberg/Richmond under 200 any more unless you go for a very small home (2br) or an older home. We live near Brazos Town Center and tried for a year to buy in that range with no success. When you do find something competition is fierce.

North Katy has many nice, large, newer homes. I'd buy there in a heartbeat it wasn't such a long commute for us.

I work at 59 and the beltway which is why I was looking at the Richmond/Rosenberg area.

Yep, it seems like home price especially in that area have exploded and like you've stated...homes in that price range seem to get snatched up almost instantaneously. When you say North Katy, what area is that? North of I-10 and east of 99?

Yes Fred. A friend of mine got a 3 bedroom house in that area for close to 200k last month. Also,in Richmond on opposite side of Walmart on Grand Pkwy near Sams Club there are some 3 bedroom properties for less than 200k.

Can be done fairly easily.

Search parameters: 3 bedroom, 2 bath, 1990 or newer, $150k - $210k in LCISD school district:

Lamar Cisd Homes for Sale - HAR.com

Same parameters, but 2007 or newer:

Actually the area around 59 and 36 might have some nice option for you. There's some neighborhoods over there (Cottonwood, Trails at SeaBourne, Briarwood Crossing) that were just slightly over our range but might be in yours.

Otherwise yes, I was referring to the "Bear Creek South" area near Katy - North of 10, east of 99. We looked at a bunch of gorgeous, very affordable homes there, but it would have been a hefty commute up and down 99 every day (work in Rosenberg)

Removing all the ones which are already under contract leaves 33 properties, which I admit is more than I was expecting. Several are immediately discountable (either in Del Webb - a retirement community) or in undesirable areas (several rebuilds from last year's flooding)

Most of the rest are in the neighborhoods I mentioned above, but there are a couple in Bonbrook, which is one of my favorite neighborhoods around here, and Summer Lakes which is also very nice! I'm surprised to see them on this list. I suspect they'll be gone VERY fast.

You can find some good options in Meadows Place, which will be really close to your work and truly excellent schools K-12.

Here's one that option pending that looks amazing right around your budget. Might find something similar.

11946 Brighton Ln, Meadows Place, TX 77477 - HAR.com
