Hi all
I looked for house and like everything except there is highway at the back of backrayd , my question how hard to resale later this house and what is the impact for house price due to highway? I was wondering because this house has long time listing for sale! Please can somebody explain if I can buy it or ignore it , thanks

I think you just answered your own question. Noise, pollution, risk of freeway expansion, and potentially feeder cut-through traffic. On the other hand, the price will allow access to a neighborhood you might otherwise be priced out of. I would expect a reasonable discount compared to interior lot homes (which, depending on how the neighborhood is walled off, may encounter just as much noise as those bordering the freeway).

We have friends in Bellaire just a few houses from the West Loop. It's loud outside. A steady noise until the motorcycles go racing down the freeway or semi-trucks jake brake. They don't care because they aren't backyard people. But it's a constant presence.

Could be noise, could be other issues you're not noticing - look around and see what others on that street have sold for.

If you are considering it, other people will consider it too when you go to sell. But just like you, they will have reservations about buying. You will have to expect it to take longer to sell, and not sell for as much as others in the neighborhood. Unless I really wanted a certain neighborhood and this was the only way to afford it, I personally wouldn't consider it. But plenty of people do and will.

I completely avoid any house that anybody can walk to my back fence and stand there looking into my house for hours.
I have to have neighbors behind my house

I'd walk away. If given the option to live for free next to a freeway, I would pass.

Freeway noise doesn't bother me. What would bother me is the danger of an accident occurring on the highway right behind my house and potentially having it spill into my backyard/back of my house.

That's another group of houses that I avoid,
the ones that you can tell that if somebody is driving drunk, there's a 50% chance they'll end up with their car in your living room.

Very, very, very, very hard re-sale - for a lower price per square foot than houses that don't back up onto anything bad. THAT'S why it has been on the market so long - and probably had price drops.


....and Dopo's right on the other house situation - not only could someone come crashing in, but you have a steady set of lights coming in.

People will have the same concerns as you do. So yes, it will limit the pool of potential buyers. It also depends how far away the highway is from your backyard. Is it a few feet? Or yards away? Is there a concrete barrier/wall?

I know someone who's house back up to the highway. It's really not as bad as I thought it would be. When you are inside the house, you do not hear the cars or noise. When out in the back yard, you do hear some noise but not annoying. You can still carry on a conversation as normal.
