I go with wood look tile but I have dogs and wood would be a no go with big dogs

Why would you need to replace flooring in a home built in 2014? Dogs? Smoke?

I agree. I can't imagine replacing flooring in a three year old home unless it was really dirty carpeting. Even then, I would try have it professionally cleaned before ripping it up.

The problem with the tile that looks like wood - people either love it or hate it. You don't want to alienate a lot of buyers.
Agree to a point. If something looks nice, I want the house to be something I like and enjoy living in. The house needs to be for me and not getting too caught up in making it agreeable to the next person. Again that's provided you make reasonable choices and not something that's just bizarre.

Op said it was time to sell, so they ARE making agreeable to the next person.

I do think natural or engineered hardwoods do carry the broadest appeal towards buyers, of course costing more. I don't know that vinyl/laminate is selling as well as it once did, due to the introduction of wood look porcelain.

Of course I had brand new carpeting installed on the upper floors of my house, leaving the original 90s laminate (which everyone thinks is hardwoods anyways) on the bottom floor. I did porcelain that looks like stone in the kitchen and entry, and wood look tiles in the upstairs bathrooms.

Carpeting was my personal preference for the bedrooms, although I know that lots of buyers don't want that. I picked my choices for my own personal taste, and not for resale (since I'm planning to be here longterm).

Default LVP for me

I've installed LVP in an older home. It takes a beating. We used it in the kitchen, den and wet bar initially. We liked it so much we did the formal living room and dining room as well. LVP comes in many patterns and colors of wood without the drawbacks... water and pet resistant. Fairly easy DIY around 2$ sq foot for materials.

I love persian rugs over wall to wall carpet. Using hard flooring allows accent rugs to be used. We have mats and carpets as needed in the rooms. Easy to change decor.

If I was selling a home I would be fairly conservative with colors. Any thing too extreme might turn off a good percentage of buyers. Paint and flooring popularity change nearly yearly. The folks at Sherwin Williams have great color advice.

I live close to Houston. Everybody has a personal preference. A lot like hardwood or fake wood flooring due to the heat or the carpet being dirty.

I don't like hard floors. I lived in an apartment once with that. Hurt my feet and I don't like moving around area rugs. The apartment I am living in now has brand-new shag carpeting, grey, very thick. I love it. When I have a house, I want thick grey shag carpeting. I love walking around the house barefoot with the carpeting under my feet. I prefer tiles for the kitchen and bathrooms.

I'd buy a steam cleaner and a vacuum. I don't mind.

A lot of my customers are going with the tile that looks like wood laid with 1/8" grout lines in an offset pattern.
